Timing beats lists

A list tells you who owns a building. It does not tell you when they will buy. Most owners only hire an installer when something forces the decision: a permit that runs out before the final inspection, a job that stalls, a test that only partly passes, an annual test coming due, or a fire code citation.

Most of those moments are on the public record, scattered across dozens of city and county permit portals. WhenLeads reads them every week and tells you the week they happen, so your call lands while the owner still needs someone.

What you get

South Florida ERRCS Permit and Competitor Watch

A Monday digest of every ERRCS and BDA permit, stalled job and finished system in Miami-Dade, Broward and Palm Beach, each row linked to its public record. Openings come first: permits that expired without a final, withdrawn or cancelled jobs, jobs stalled more than 90 days, partial passes, and Miami Beach RF assessments filed before an installer is named. You also get an alert email when a permit passes its expiry date with no final inspection, and once a month a report on who is winning ERRCS work. During the launch period our team sends the digest and alerts by hand.

Priced per county, first week free. Not useful? We refund you.

Owner quote requests

Owners and managers who used our reference sites and asked for quotes. They are told before they send that their request goes to no more than 3 vetted installers who serve their area.

$200 to $1,250 per request, by job type. Condo association requests are shared with up to 3 firms.

Full price list and terms are on the pricing page. Want to see the real thing first? Get a free sample digest for your county.

What is on file today

518

buildings with an ERRCS or BDA permit on file across the three counties

38

open second-bid jobs: expired, withdrawn, cancelled, stalled, partial pass or Phase 1 RF

324

finished systems that need an annual test

About 8

new items a week (105 in the last 90 days)

Counts from our pipeline run of October 27, 2026, across 12 permit and code sources in Miami-Dade, Broward and Palm Beach. They move every week. Citations show up only when a fire marshal's notice reaches the public record: 2 buildings today. See every row in the real sample digest.

Who is winning ERRCS work

Most ERRCS permits name the installer. Across the 518 buildings on file, 397 do. Read one at a time, those rows are your competitors' wins. Added up, they are a map of the market.

Once a month the digest carries a section called Who is winning ERRCS work: permits and final inspections by installer, job values where the permit shows a value for the radio work itself, and each firm's share by county and by month. We have not found anyone else who packages this for South Florida.

How a record becomes a row

  1. Collected. We pull ERRCS and BDA permits, inspection results and fire code cases from city and county portals in all three counties, every week.
  2. Matched. Each record is tied to a building and parcel, so the same tower never shows up twice under two spellings.
  3. Sorted by written rules. Opening, annual test, active permit or new construction, with the reason in one sentence. Records that are not ERRCS work are left out, and every row links to its record so you can check it.
  4. Connected to who decides. The association or owner of record and the management company where it is public. For condo associations we add the state corporate filing (Sunbiz) by hand, and for openings and citations we research a public business line; both are added as they are confirmed.
  5. Delivered. Monday digest, alert emails for expiring permits and new Miami Beach RF assessments, and a link back to the source every time. During the launch period our team sends them by hand.

More detail is on how it works.

First division: ERRCSCheck

Emergency responder radio coverage systems (ERRCS, also called BDA systems) are the in-building radio systems firefighters rely on. They need a permit to install, a final inspection to close, and testing every year after that. Each step leaves a public record, which makes them a clear case of a building that has to act.

Owners and managers research the rules on ERRCSCheck, our free, source-cited reference, and keep their tests on schedule with BDACheck. Installers who subscribe to WhenLeads see the permits, the stalled jobs and the systems due for testing. Other verticals are on the verticals page.

Our refund rule

If what we send is not useful, tell us. We refund you and we part as friends. No forms to fill in, no 72-hour windows, no argument. We would rather lose a week of revenue than keep a customer who is not getting value.

Questions people ask

Are leads exclusive?

No. The Watch is not exclusive and there is no limit on subscribers, because every row comes from a public record. An owner quote request goes to no more than 3 installers, and the owner is told that before they send it.

Do you include fire code citations?

Yes, when they appear on the public record. Most fire marshals do not publish citation lists online, so they are rare in the data today (2 of the 518 buildings on file). We do not promise a number of citations.

Can I see a digest before I sign up?

Yes. Open the real sample digest built from this week's records, or ask for one by email and we send a current digest for your county.

What if the leads are not useful?

Tell us and we refund you, and we part as friends. That is the whole policy. See refunds.

Do you sell personal cell numbers or emails?

No. Rows hold entity-level contacts only. That means the association or owner of record, the management company where that is public, the association's state corporate filing details (registered agent and officers, labeled as such) as we add them by hand, and a public business line for openings once we have confirmed one.

Do you call or text building owners?

No. We do not cold-call or text owners. Owners reach us by filling in a form on our reference sites, and they choose to be contacted.

Where do you cover?

Miami-Dade, Broward and Palm Beach, together in one plan. Other Florida counties are next. See county coverage.
